Planning a site requires an understanding of zoning and land-use code and regulations. Before the 'dream' takes form with paper & pencil, its best to know up front that impacts of critical area buffers, or frontage improvements, may have on the total 'useable' area within the parcel. Zoning code may limit the size, or number, of buildings; or may not support the proposed use at all. The envisioned use may require a formal land-use process, if it is not a 'permitted' use; adding 6-9 months to the construction permitting schedule. There may be access (driveway) issues due to sight distances or adjacent street intersections, that limit where the project can provide vehicle access.
